Hey Mark, thanks for reaching out!  Yes, it seems that you are pretty close.  If you have the time, I would love to meet up sometime and discuss real estate further.  Also, are you familiar with GaREIA? I run the SouthSide group for them.  We meet the first Wed of every month at the Piccadilly in College Park.  You're more than welcome to attend that meeting as well. About 15-20 or so investors come to it.
