Brandon, THAT MAKES PERFECT SINCE!! I can't believe that such a simple (but great) concept escaped me. I guess, I was so worried about not getting EVERYTHING done and needing big change later. But yes, I'll definitely do the rent, lookup/search as a separate site.

I am going to be creating a new website for my company "The Khroan Group" (TKG). Before I start writing a lick of code (I'm an IT professional, so not hard for me), I wanted to come up with the goals of my website and eventually create a mock-up or drawing of how I'd like the layout.

Can you guys review my goals and let me know if they make since to you? My niche market will be buy and holds of 4-family buildings, eventually leading to larger buildings as revenues increase. The goals are listed below:

1. To give TKG a digital/web identify

2. To present the company as a true professional RE company.

3. To attract private money investors and explain what TKG's mission, style, and show why they should invest in my real estate deals.

4. To attract and build a buyers list of local REI professionals. Gather their property parameters, neighborhoods, and contact information in order to alert them if I come across deals that match their needs.

5. To list all current available units/properties for rent or sale that TKG currently has available.
To provide a way for customers to contact me

Does it look like I'm on the right track so far? Any other goals that I'm missing that I should want my website to show to perspective customers or finance investors?

Good Afternoon Everyone,

I've been a member for a while, but I've never introduced myself or spent the quality time needed on this site. I have followed along with a lot of the featured articles and podcast.

I am a member because I am a budding RE Investor. I've been reading and researching RE Investments and strategies for about 4 years now. I've been laid off twice in the paste 6 years and that's what made me want to begin my own business and looked at RE Investments.

My background is within I.T. so I was very afraid to begin this adventure because I KNEW nothing a bout RE. However, the numbers made sooo much since I've continue to research and now I'm taking the plunge.

My goals are:
To attain 10+ units within the next 2 years.
To attain a cash flow and profits of an annual income of $75,000+ within the next 3-5 years.
Find a home that I can rehab myself for my family and be mortgage free within 5 years.

Real Estate Interest:
I'm very interested in the buy and hold approach. I won't pass up on a killer flip deal, but I don't think I have enough capital, good credit, or financing options to take on the risk that comes with a flip today.

I'd love to meet others that do land lording and learn how to search for great multi-family units. How to analyze them for their cash flow and "true worth" as well as an analysis for offering. Any suggestions on financing such units are helpful.

Also any help that can help me reduce expenses of multi-unit housing. How to petition the county for lower taxes, how to minimize vacancies, attracting top rate tenants, etc...
