Good Afternoon Everyone,

I've been a member for a while, but I've never introduced myself or spent the quality time needed on this site. I have followed along with a lot of the featured articles and podcast.

I am a member because I am a budding RE Investor. I've been reading and researching RE Investments and strategies for about 4 years now. I've been laid off twice in the paste 6 years and that's what made me want to begin my own business and looked at RE Investments.

My background is within I.T. so I was very afraid to begin this adventure because I KNEW nothing a bout RE. However, the numbers made sooo much since I've continue to research and now I'm taking the plunge.

My goals are:
To attain 10+ units within the next 2 years.
To attain a cash flow and profits of an annual income of $75,000+ within the next 3-5 years.
Find a home that I can rehab myself for my family and be mortgage free within 5 years.

Real Estate Interest:
I'm very interested in the buy and hold approach. I won't pass up on a killer flip deal, but I don't think I have enough capital, good credit, or financing options to take on the risk that comes with a flip today.

I'd love to meet others that do land lording and learn how to search for great multi-family units. How to analyze them for their cash flow and "true worth" as well as an analysis for offering. Any suggestions on financing such units are helpful.

Also any help that can help me reduce expenses of multi-unit housing. How to petition the county for lower taxes, how to minimize vacancies, attracting top rate tenants, etc...
