Hello BP community, My name is TJ Ruizo, I am looking for a private lender/ Gap Funder for my most recent property that I have under contract. It was a short sale and the bank has just approved the sale price and I am now in the need to have the funds to close in less than two weeks. I am willing to share 50% of the profit to an investor that can provide the capital to complete the project. I am an experience investor with 8 flipped properties so far for the year. Thank you everyone for all the helpful tips.. I just started investing in Real Estate 7 months ago and Ive pretty much did everything wrong leading up to this specific property.

1. I was being too cheap where I pretty much turned down every bids that I have gotten cuz I thought they were still asking too much.

2. The one and only contractor that did gave me a very low bid I got excited and agreed to it.

3 I didn't do this..  Judy P.

Did you get a valid, current insurance certificate from the contractor prior to allowing him to set foot on your property? Always get an insurance certificate first.

mistakes are stacking and stress is building.. Im learning a lot from this situation but its getting expensive.. :(

Hello BP community,

So I have my first problem, My General Contractor that ive hired was not doing a very good job. Short-Long story is I terminated the contract we had agreed on and ask him to refund me my money and he said OK!.. I will get those process tonight and get back with you tomorrow.... Tomorrow comes.. I call.. NO answer. left a voice mail.. NO call back.. I email.. NO respond.. Can somebody tell me how I can get my money back without doing a small claims..? Its been about 3 weeks now and still respond.
