That was awesome!  It was worth the drive, again, from Santa Ynez, to see the bay area investors.  It had a reunion feel from last year's event.  This time, I acknowledged Brian Burke's advise about timing.  In fact, I recorded 20 min of his presentation.  It is available for the low price of $999!

Even at the lowest of the market (2010), this area of Florida was the worst to invest.  Homes had Chinese drywall, the community was not thriving, and you could not make money from a free house.  If this lot with no house was free, you probably would loose money.  After my reality check, please explain why this is investment worthy.  Maybe there is a new niche in the Lee County money pit.

I currently live and cash flow in SoCal, but I appreciate the nostalgia from growing up in Johnson County, KS.  I too am on the search in KC for my next acquisition since prices are up in Cali.  One nice thing about SoCal is that I just did a tenant change and bumped the rent 20%.  I was still the cheapest and got flooded with applicants.  You won't get that in the midwest.

I've been watching this one on Zillow/MLS and it states that the seller is very motivated at an asking price of $53,900. At a negotiated offer, one would expect about a 10% to 20% reduction from asking price. This house should be purchased from the seller at $45k +/- and maybe less depending on repairs. It also states a current renter wants to stay at 900/mo, which is closer to the going rate for that Sq footage.

Did you remove the renter and fix up the house?  If so, why are the further needed repairs est at $20k?

@J. Martin "you're my hero!"  Ok, that was a snide Ferris Bueller quote. 

Seriously, I am glad to know you.  You have been kicking butt in the investing world using BP methodologies along with your very active RE investing passion.  The BP community is lucky to have you!

The SF Meetup that you organized last fall was AWESOME!  It was one of the best investing learning/networking events where you could meet podcast guests, hang with Brandon Turner and learn from some of the best.  I hope you organize SF Meetup Version 2 soon.

I met with the Santa Barbara Keller Williams regional director at the SB Anacapa office.  They will definitely teach you how to be a great RE agent, but they don't understand investing, not at all.  I do recommend you get involved with KW for the RE sales knowledge and make a little bit of money doing it.  For investing, your best bet is to keep networking on BP.  The SBREI can promote working for gurus, but they are also successful smart individuals.  Use your BP discernment, but still network with everyone before trusting your path.
