Appliance smart.  You can get them with dings only on the side where they will never be seen and everything still works. They also offer a great warranty on their products.

@Mike German We have the tenants take care of that and we make sure we explain that very clearly on and before the lease signing. I don't see any problem including that in rent I'd just include that in your listing as a benefit. This might be the best time of year to shop around for rates too.

@Aaron Robertson Congrats on the move to Ohio, if you haven't began to look into it a great first move is always to house hack, live in one unit and rent out the rest. You can usually get into these with less money down as well.

Most 40K properties will come with a number of problems and your tenant selection will not be great. That being said I am sure many people here have had success and found a great deal paying 40k for a house worth 80k.

Hey @Bill Goodland,

Congrats on getting started. House hacking is a great way to dip your toe into investing and see if its going to be what you expected. If you have a job it might be a great time to get started with a multi family and you living in one unit.  This would also subsidize your living for your year of school you'll be completing.

I would add that it might be beneficial to evaluate both properties before just assuming they will be good rentals, you could potentially sell them and buy 2 true investment properties with much much greater returns.
