I’m a renewed member of BP.  I signed up a while back, but have just been listening to the older pod casts and hadn’t really had much time or movement to get started in investing.  However, I’m ready to get started now.I’ve waiting long enough, and I’m committed and ready to pull the trigger.

I currently live in the greater Vancouver, WA area, but I’d eventually like to move to the greater Coeur d’ Alene, ID area.  I’m just waiting for a spot to open up for my current job.  In the meantime, I’m ready to start on projects here.

Quick background: I’m currently an insurance property adjuster, (less than a year), I was a project manager for a paving company, and I’m an Air Force Reservist.  We do not own any property yet, other than the home we live in, and we’d like to start with a fix and flip.  I’d love to partner up on my first couple deals, but I’m ok to start out on my own.

In the short time as a property adjuster, I’ve met some good some not so good contractors in the area.  I’ve got a good handle, even if just basic knowledge, on repairs, repair process, and costs.  I’m also in the process of studying online to get my real estate license to help in the process.

I'm interested in meeting people in this area and in the Northern ID / Eastern WA areas. I'd love to find some BP meet ups or REI groups in both areas, and I look forward to making some new connections and getting started on our journey.

Oh, and I have all the BP books – love them and the BP website.

Post: Section 8.. good idea or bad?

I have a nice townhouse that I rented via section 8 here in Vancouver, WA, and the tenant has been great. The VHA always pays on time, and my tenant has only been a little late just a couple of times in the 4 years she’s been living there. We were able to raise the rent recently and they were receptive to that but still just a little below market value. They don’t really seem to bump up the rent as quickly as the market. They denied my request last year. However, with the regular inspections by the housing authority and my management company, I’ve never had bad feedback. The tenant has stated she is comfortable where she is and would like to stay as long as possible.

I’m brand new and I’ve been attending some local REIA meetings to network and gather information on getting started. I’ve been asked for a business card several times, but I haven’t made any yet because I haven’t established a business name or entity yet. Do I set up a business name or just make cards with my contact info on them for now, and if I do go with a business name, do I have to register it with the state of Washington? Any input is appreciated. Thanks.

Welcome to BP. I have a similar story. I have an upside down rental that I'm stuck with and I'm also in construction here in Vancouver, although I'm in paving and not general construction. I'm new and also trying to find more rentals without living in them first or paying cash. There are many great people on here from all over the world with a vast wealth of knowledge and experience. Just ask a question in the forums and watch as experts from all over offer up great advice. You can also search your question and might even find someone else with the same questions or concerns. I know there are a couple meet up groups down here too. Keep going through the podcasts. They are packed with great ideas and advise from people doing it. Maybe we'll see you around the Couv.
