Dan, if you know the boxes you need, try

VBW COUNTERTOPS & KITCHEN SPECIALIST in Spokane Valley.  We buy wholesale from them, usually 4 weeks out, but they have some low end pricing with some higher end finishes.  They don't do design though, so you'll need to download their catalog and tell them which pieces you want.  They are easy to work with.

I'm a general contractor in the greater North Idaho (Coeur d'Alene, Post Falls, Hayden and outskirts) and Spokane metro areas; licensed in both WA and ID.  We had a primary focus on insurance restoration projects and remodels for the past 10 years, but I thought I would start to reach out to the investor community.  As a GC, we are a bit more expensive than hiring subs yourself, but we can manage the project from start to finish and keep you up to date on timelines and status of the project.  I'm also an Idaho licensed real estate agent, and coming soon, we're going to offer property management.  I'm also in the market for property deals for buy & hold or flips in the area too.  Please contact me if you have any questions or if you have a project you'd like us to bid for you.  Thank you - Tim Haag, ICON Construction, HRI Property Management, Haag Realty and Investments.

@Taft Love Welcome to the area and Bigger Pockets.  Tons of info on this site, and plenty of great knowledge in the podcasts as well.  There are a couple of meet-ups in the area too.  I know of at least one in Spokane and one in CDA.  They should be listed on here under meet-ups, but if not send me a message and I can get you in contact with the leads over those meetings.  I can also help you out with a GC too.  Again, send me a message if interested.

If you feel that you're not getting the answers from the plumber, check with the building inspector who did the install and pressure test inspect and ask their opinion.

On the insurance claim where they deducted for depreciation, is it recoverable or is your policy ACV (Actual Cash Value) only?  If it is RCV (replacement cost), you'll recover the additional monies when it is fixed.  However, you have already filed the claim, and you'll usually still take the hit on your policy whether or not you proceed with the claim. 

Not sure who your policy is through, but I know some companies are changing their policies to pay a reduced value of roofs based on age, especially in damage prone areas.  You should contact your claims rep to find out if you can recover the depreciation.

@Eric M. Getting started without in income can be risky.  I know the feeling of not wanting to go back to work.  After losing my job, I felt the same way and got into real estate as an agent to help fund my investing career.  Still working on both.  However one thing that comes to mind is something Brandon talks about on here a lot, and that's getting a multi-family like a duplex and living in one side when renting out the other.  If done right, you could live for free while building equity and looking for your next deal.

@Jayson Cornwell Thanks for your service as well. You should check out an REI meet up group too. I know of one in CDA, and I believe there's one or two in Spokane.

Welcome Jayson,

I'm new to the area myself, but I was also AD Air Force, and I'm now a reservist.  Congrats on getting started here.  There is a wealth of info.  Keep plugging away and you'll find that property you're looking for.  If I come across anything, I'll send it your way.  You just interested in Spokane, or Idaho or both?

I have officially moved to Hayden, ID. I'm looking forward to meeting and working with people in my new area, and I'm going to try to attend some local REI meetings.
