I think I would dominate online marketing.  You can do it on your free time, as long as you are able to answer questions while at work.  If you can't get back to people in a short time, they tend to move on.  I agree with Armando about listings, but those can take longer to get.

I have no other experience except KW.  KW has a lot of online training.  I can't speak for rhe Market Center near you though.  Each place is indeed different.  Some Team Leaders offer training, others don't.  Find out what kind of in person training there is available.

If she's willing to do the interior decorating, let her at it!  If you think she has the taste AND the restraint to design cost effective interiors, that may be just the thing.  As a mom, she may have ideas on home materials that you might not think of (sorry, don't mean to be sexist.  Just imagining you are the average utilitarian kind of guy).  If you are doing a higher volume, have her pick out "standard" materials that are easily and quickly reordered.

Free mentorship is great and you can find that in many brokerages.  Just realize what free might mean.  It might mean help when ever the mentor has time.  It may not be a consistent thing.  I'm going to use KW in my example as I have always been a KW associate and I don't know other franchise's systems.  I don't push KW because it isn't for everyone.

KW has a lot of training via their website.  You could learn a lot from the free training there.  Looking back, I wish I could have had some consistent mentorship. You learn a lot in school, but you usually don't learn the little tricks of contract construction to protect your clients.  You learn scripts on the internet to do a listing presentation, but it is wonderful to be able to sit and listen to an expert in action to handle objections.  Our newbies here have a hard time because of lack of consistent volunteer mentorship.

What I'm trying to say, is if you can afford it, don't discount the paid mentorship.  It sounds like  bargain at only 10-15% (I've heard much higher!!)  The mentors have reason to help you succeed.  Just make sure at the start you agree to the obligations you both have for time spent in training.

Good Luck!

I agree with @Dawn Anastasi.  She will be kept busy with the paperwork.  That seems to take the most time for me!

I know you are a legal resident of the US, but I would check with the state board of licensing to see if that is ok to apply for a license in your state.  I'd hate to have you go through all the education and not be able to get licensed.

Congratulations on getting started in real estate.  No one can tell you a level of production that is average.  It all depends on your hustle and ability to convert.  Make sure you get your systems down so you can work in real estate and another 40 hour job.  Concentrate on perfecting your prospecting and marketing and take advantage of all training your market center offers.

It's kind of expensive to just "dip your toes". Not only the cost of the education, but the licensing fees, th State Association fees, the local association fees, the MLS fees, the lock box fees, and the possible office fees are just the start. If you are investing, go a REIA and find out if you can work part time for another investor, or go to a landlord association and do the same. That way you can get a good idea without spending tons of money on something that you really don't like or want to do (real estate sales).

Sounds like you are well on your way!  Just be careful of door knocking in the coming year as you may be mistaken for a politician.  I had someone chase me away because they thought I was handing out campaign literature.  Are you an agent yourself?  If not, make friends with an agent who will reciprocate for those sellers who may want to sell that way.

You might also consider finding an established investor and helping them with their business part time.  A great way to learn about investing.
