I hear ya... I still feel like the format and layout of the flier/letter has some effect on the person looking at it though. Just hoping to find some people who have had successful direct mail campaigns that can lend some advice on that piece!

@Andrew Herrig  Are you still having success with your direct mailing campaigns? I am wanting to start this process and am kind of stressed about it.  I am really confused as to the best format to really make people respond to MY mailers when they ignore everyone else's.  

Those of you that are having successful direct mailing campaigns, I could use some help. 

I haven't begun this yet but one of my biggest issues is figuring out the best format for this.  I don't want my initial mailers to be terrible and cause people to just write me off from that point on.  

Some people people say handwrite them.  Someone else, I think it was @Brandon Turner, uses a font that is based off their handwriting, which saves a lot of time but still looks handwritten.  

Some people say do it in letter form. Others do postcard style fliers.  

What exactly are you saying that catches people? I know that home owners get a lot of these over time, so what makes yours the one they decide to pay attention to? 

So, those of you that are having success, can you help me?

BP should make excel versions of the calculators and offer them for sale. Or a program/mobile app that incorporates those calculators for a one time cost?

I am confused about WCAP Financial and Seed Capital. What exactly are they doing? Both sites were quite vague and wanted me to sign up for info. Seed Capital wanetd to charge me for their info... btu without telling me much about themselves. To me, that seems really shady?

My main question is how to get the wholesaler(s) that are used to being paid quickly up-front on board with being paid after the fact??

Also, Doug, do you use some scale of percentages based on that Post-rehab sales price when paying the wholesaler?
