So the BRRRR is hailed on this site as a great way to make money. I just found a fantastic triplex foreclosure that fits that strategy to a T. But, it seems like so many people run into refinancing issues. The cash flow on this triplex foreclosure would be amazing, even after the refinance but is a cash only sale and so I cannot do it unless I use a private/hard money lender and hence I would HAVE to refinance in 6 months to get that note paid or I would be underwater a few months after that. Why is this strategy so pushed if it is seeming so so difficult for people to get refinancing? How am I supposed to find out who will do a cash out refinance on this property if I need to make an offer within days to actually get it under contract before someone else? Is BRRRR more of a strategy for people with a lot of backup capital?

Thanks for that info. I really appreciate it. So, I don't know anyone in that area. I made a couple posts on BP looking to see if anyone on here could recommend anyone.  I need to move very quickly.  What about another realtor in the same agency? They are a highly praised agency.  Then the realtor I am working with no longer has the interest of the seller at heart.  Or is that still potentially a little sketchy?  Just trying to figure all this out haha I have been through the contract process a few times. I know there is no transfer fee or anything. I'm in NC and it is pretty straight forward and I know what I would pay at most for this property. Just want to make sure I don't screw myself in regards to my buyers agent.

Great. Thanks for that info.  I know that they can work for both buyer and seller but I didn't know if would be a bad move since they are already in it to help the seller get the highest amount for the property.  But I guess as long as I have my numbers worked out and know what price I will not go above... that is pretty much all there is to it in that realm of things. I mean, there is much more involved in the process, of course, but I just know that I won't pay more than $X for the property so i shouldn't matter if they are a dual agent.  Thanks!

So I found a great potential property for myself to BRRRR, possibly. I don't know people in the area where the property is located and I was curious if it is generally a bad idea to work with the sellers agent? The property is REO, by the way. I just know I need to move very quickly on this to get it under contract so I am not sure how to go about finding another agent in the area if I shouldn't use the sellers agent.

@Josh C. The property is listed for 89k with tax value right around there as well.
