Use Google "street view" For Colma,CA. Then follow "Hillside Blvd" "El Camino Real (Hi way 82) or search for Golden Gate National Cemetery then scan the neighborhoods.

@JaNarria Johnson  If you have no contact with the brother, pull the death certificate and whomever filled out the form will/would be your next point of contact. Probate does not stop a pre-forclosure. Hurry, the clock is ticking....

What's tge worst that can happen? They slam down the phone or refuse you at the door?

Here's the attitude to take: you have a problem and I have the solution. Lets talk.

Investors buy and hold assets with the intention of creating a vehicle. Flippers are speculators. Wholesaling is not investing. It's lead generation. If you can tie it up and close, it's ethical. If you can't, you're a bird dogger.

Good quote!! I'll have to remember this..

Here's the link to Sac county

https://services.saccourt.ca.gov/PublicCaseAccess/

Sac county site is self explanatory and easy to navigate. Site is usually down for maintenance between 4-5am daily.

On this site one can search probate cases by dept (129) event date (last week, last month, 1-2 months ago OR next week, next month, 2-3 months from today)

Or by filing date (Start - End filing date)

But sad to say this site is useful only if an investor resides in CA

As I mentioned earlier take a trip to court house and listen in on the dispute's..

Have fun...

Which court houses?? Placer county or Sacramento county??

Also to kill the curiosity, check out the court calender from the court house your patronizing and at the next scheduled probate/trust hearing, you should sit in and listen to what goes on in the proceedings. Take note of the attorney(s) name on the probate calender has he/she could be representing different estate's but they are at the hearing for a (different) reason.

Also listen for competing (2 different attorneys) probate case #'s but same decedent..

Couple of examples at a probate hearing; Appearance is required for hearing on trust petition, Missing original will, Missing sufficient publication, Missing sufficient notice to (heir with interest to property) etc; etc;

Be on the lookout for PR's that are being self represented (in pro per) for the estate..

These examples are based on CA law (probate code) and Lafi is correct, the more difficult to gather leads the less competition...

@Josh Norris  Your "key" word is Probates and Notice to Creditors - your question would have been answered but you jumped to a different topic. Rick knows his "stuff" as he's passionate about probate's and he's the go to guy in CA as well as N-CA.

Great article from Bob Bruss (R.I.P.) in his Nov. 1998 newsletter regarding Rick.

You may have purchased a probate property through a tax foreclosure and didn't even know it.

"Notice to Creditors" is the responsibility of the PR (subject to court approval being named) who has a fiduciary duty to the estate and is filed after Notice of Petition to Administer Estate is filed..
