To my knowledge, in CA, the court never appoints a trustee to initiate a probate sale/cases.

@Anthony Zeolla Obituaries are not probates. You can call realtors if they have probate "listings" but where's the discount? For a list of probate properties, log-on to;

This website is only for probate properties in CA. "Notice of Petition to Administer Estate of" is the heading...

@Shanequa J.I only send letter's where the administrator is "In Pro Per" No attorney involved. Time line where the estate sells the property thru "in Pro Per" can take a long time to complete..

Study the probate laws in TX. CA probate law I believe is not the same..

FYI, we work many cases each year that are "pre-probate" in that the record owner us deceased but no probate action has been filed (yet). 

When I was actively marketing to PR's we wanted to keep about 1,000 - 5,000 active records in our system and mailed a sequence of pieces over a period up to 18 months. 

You can really work with as few as 50-250 records IMHO if your marketing is effective. Since I work all 58 counties and have done this for decades, I no longer market offline direct to principals (PR's) or heirs + Bene's. 

After building a respectable size list, I suggest you segment your list further and identify additional problems that can be pulled from public records. 

My role now is working the complicated probate puzzle case files that others (esoecially attorneys) don't figure out. I leave the simple files for the house buy/sell crowd.

BTW - what is "Pre-Probate"  is this obituary leads???

Re-send your letters every 30-45 days and follow up with a phone call if possible. Door knock decedent's neighbor's and ask questions. People love to talk/gossip about one another...

@Jeanine P.  Good to know some else knows about "Final Distribution" (full authority based on (IAEA) to close out the probate process
