Probate Home -- Real Life Practice
So I am brand new to the real estate game. My wife and I are planning to begin investing in a year or so...but I was driving in my neighborhood and I saw a home which appeared to be vacant. Exterior is fine, but the landscaping has definitely been neglected.
After doing some research, it appears the owner of the home died in 2013 and the property went through probate in a neighboring state and is now in the name of a Trust. The property taxes are passed due/unpaid for 2014 and 2015.
I located the name of the executor who was listed on the probate case...she lives in a neighboring town. I figure I will send a postcard and see if I get they will give me a call.
So I have a couple of questions...as I am using this experience primarily as a learning opportunity...
Is it typical that a home sits for what appears to be at least a year after going through the probate process? If not, would that raise any red flags in your opinion?
Also, should I sent a post card or a handwritten note...what should i say?

What does "I am using this experience primarily as a learning opportunity" mean? Do you want to buy the house? If not, I would not contact them just so you can practice.
Probate can take a long time to complete. It is probably just sitting there because the owner doesn't know how to get rid of the house or what to do with it.
I just started doing probates. My first batch was letters, but I am switching to postcards because imagine your family member died. You get a letter in the mail. It's handwritten so you think it's from someone offering sincere condolences; however, it's from an investor asking to buy the house. Pros say letters convert better and postcards are inappropriate.
