It's called a law suit.

Document everything and be sure you find 10k worth of damage beyond normal wear and tear.

Your lawyer should seek actual damages as well as punitive damages.

Damage done as a repayment for keeping the damage deposit. Wilful damage is also criminal.

You make sure the judge allows you an attachment on wages that cannot be dismissed in a bankruptcy.

These tenants need to learn the lesson they are trying to teach you!


 Daniel, What about the property that they leave behind? Are we required to put that in storage? For how long? I'm in IL and I have a property that is worse than any pictures I have ever seen posted. I can't even get from one end of the house to the other. The windows are separated from the casing. And this is just the beginning.

Jay, I called the county collector this morning and they gave me the names of the three sisters. Michaela, 

how would I go about buying out a share of the house?

Thank you John. If any of the sisters that are on the deed have shifted power of attorney to these mysterious nephews and the nephews haven't signed the contract is the contract null and void?

thank you Matthew. There are three sisters on the title. I am wondering if the nephews are in the picture due to the power of attorney. I'm not sure...only one of the sisters signed the contract.

i am currently under contract on a rental property in IL. I am being told that the deal may fall through because some mysterious nephews will not sign the deed. They have not signed the contract and I don't know who they are. What is my legal recourse?

Hi, my name is Tina and I am a teacher that is approaching retirement in Illinois. I am in the process of building a rental portfolio to supplement my retirement pension and would appreciate any pointers concerning taxes,choosing the best tax accountant and insuring multiple properties affordably. I think I  am probably in line for a good real estate attorney as well.
