@Dawn P. Thank you, looks really nice. I am sure some of you loves integrated led lights.

we are not handy enough so we stick with bulbs lights instead of integrate led.

@Zachary Oberlies, thank you Zachary. Not terrible tenant beside paying rent late every month. No drama. However paying rent late almost every month is pretty bad to a lot landlord already I think.

As for now she just let me know she will pay rent by end of this week which is by the 11th.

It’s just coming from constantly monthly frustration.

She is good tenant beside the late payment, on the covid she ask me to fill out form to get some help from goverment however somehow she didn’t qualified. I did provide her 6 month credit of $350 per month due to covid.

None of my others tenants even asked for credit on covid nor ask for goverment help. Some of them just move back to their parents but all rent are paid whike there staying.

She is not terrible but one of those tenant who constantly pay rent late.

One of my tenant, Her rent is due on the 1st and 6 out of 12 month pays rent late. Usually by the 2 Nd and third ,one time on the 12th after I told her if she doesn’t pay me on time and not repond ding my text I will started an eviction.

She has been my tenant for 5 years I started wondering if I should kick he out finally.

Her lease ends on august 31st. Should I just let her go? Will she be upset and destroy my property ?

I have been using a boo light from Home Depot forever and thinking about changing into a ceiling light that’s better looking.

Still the old style that fits 3 normal bulbs. I find those are the easiest one to manage. However I can’t find good design one.

Anyone has any advice on tenant friendly ceiling light? ( I output led lights)

New rent I offer her for lease extention is $1633. She ask for $1630. Market rent is $1750

Should I agree or should I say not to $3 discount she ask for.

I just find annoying and time consuming deal with such painful tenant . Am I wrong?

For those who Recomend me find PM. Thank you. But in my previous experience once apartment turn into pm I have no cash flow and a lot repairs. Also more money spend on repair vacancy. Sometime even give me negative cash flow. I do prefer self management. And yes I have tried few different PM company. Feel free to share your story if you are the owner of the property.

What do you think of tenant want to make negotiation of if you fix this I will stay if you don’t I will go.

I want her to leave. Since I don’t like that kind of person to be my tenant.

But I can’t just say I won’t renew your lease.Because
