Scott I may have messed up trying to save some money. Yesterday I filed for my LLC in Iowa my self online. I downloaded my own operating Agreement and Applied to reserve the name. I didn't see anywhere for me to appoint an agent other then change agent button so I entered it there???? Is there anyway you would look at it and give me your opinion? I didn't see anything about a land trust but I don't have the property yet anyway.

I got a call from a private lending firm that deal with healthcare professionals. He stated he could lend me up to 100,000 interest rate according to Gross annual income and my Credit score. He said they are private and do signature loans. I am a little nervous about it I haven't given my info at this point I told him I wanted to check them out he said the company was 49% owned by Pinnacle Bank TN  and that they have reviews good and bad on Trust Pilot. He was pretty straight forward. The truth is I haven't been to a bank yet I am still working on finding my deals. I have good credit and income to debt ratio Some collateral and down payment but I am wanted to make sure I am doing all this rite. Could you all give me some advise on this company. The only reason I would even consider them is to have that readily available open line of credit when I need it.

@Tim Johnson Can I ask who do you use?
@Robert Ellis Thanks you just answered the same question I had.
@Joshua Feit Awsome spirit.

I think this could be fun to list all the creative ways people have come up with to finance and or pay for a home, flip, rental, etc. This could help other see things in a new perspective as well.

Hi I'm new to this and was wondering if you had any insight into Principal Real Estate Inv - U.S. Property Sep Acct [6]? I want to take a loan out to invest in real-estate properties to build my portfolio. is this an option?

What about a loan against it is that an option for my first deal?

Are they good and do you know what they offer as a standard?

Thank you I would greatly appreciate that.
