@ Charlie Price I just posted on the commercial forum with a similar question. Just wondering how something like this would work-turning an old small motel into efficiency apartments. But I hadn't considered just having "guests" that are basically tenants.  I would want to find good "tenants" so how do you vet them if you don't do background checks, etc. I would want to cater to people with steady jobs but don't make that much. Seems that nice affordable apartments here are income restricted so those who make just barely too much money can't find decent housing. Any more insights would be welcome.

Just curious if anyone has ever bought an old motel and turned it into efficiency apartments or done anything else with them. Rent is pretty high here and a lot of people seem to have a hard time finding somethig affordable AND decent. I have some ideas about this and would love to discuss possibilities!

I had that happen also. Contacted a FSBO on Zillow and a realtor called me. They didn't even know which property I was inquiring about and turned out the house was an old listing that was not even available.

@Dave Peterson I agree. But do you think people are moving up here because Colorado has gotten so expensive?

It seems like a lot of people from the Ft. Collins area are moving up to Cheyenne, WY. That's what I'm told by realtors, anyhow. And I'm told that's why house prices here in Cheyenne are so high. Any observations or thoughts on the subject? Hard to find affordable anything here. Think it will last? Nervous about investing in such an overpriced market.

Hi! Lived at Ft Rucker many years ago. Trying REI in Wyoming where I now live. Do you rent mostly to military? Sounds like you are doing well in that tiny part of AL! Just wondering, is there still that awesome Korean restaurant in Daleville?

Just to update. I ended up tearing out the 2 stair landings and priming and putting down vinyl planking from Home Depot. Put enzyme cleaner over dog spot upstairs. Fixed some areas of the carpet and used transition strips in some areas where the carpet was worn away like into the bathroom. It worked out pretty good. Saved some money and I will probably revisit once this tenant moves out. (She actually complemented the vinyl planking-I didn't tell her I installed it-but I am proud of myself!). Anyhow, I was actually going to have the carpet professionally cleaned but tenant moving in already. I did use my carpet cleaner for the living room, though. Thanks again!

Do you use the BP lease? I have to get one today since my townhouse is rented!
