@Jeff Bridges, @Colleen Goldstein, @Scott Shuster, @Jim K., @Marshall Easlick: Thanks for the great advice. I should have let it go to voicemail. I was at work when I answered my phone. Not a good idea. I was going to use Cozy for screening. Looks like I can use it for application as well. I definitely need to print out some bullet points and get all my pics uploaded. So, do pre-screen on phone. Show house if it seems they would qualify. Use Cozy to do application and screening. Let them know I will be in touch once I have all information back to let them know if they qualify to rent (?). Is that pretty much the correct order? 

I just posted my rental on Zillow (Cheyenne, Wyoming) and got a call from someone in Denver whose husband is being transferred here from Denver. She asked several questions about the property that I think I answered somewhat intelligently. She asked me what the process would be and I told her she would pay an application fee and do a credit/eviction check. Income would have to be 3 times the rent. In this case about $55,000/year. I told her I didn't have pictures of the kitchen and living area online yet because I was in the process of moving out and it's a mess (really?!) Also told her that if she was in town checking out houses to give me a call and I could show her the house. I was trying to remember what I had read here on BP while I was talking to her. But I feel like my mind was blank and I probably sounded like I didn't know what I was talking about. Which I probably didn't. I also don't have a lease prepared. I was going to buy one online. So, for those who are much more experienced-how do I handle phone calls in a simple, professional way? Thanks.

Thanks for the advice. Think I'll be installing vinyl planks.

I will be moving out of my Saddle Ridge Twinhome at the beginning of June and renting it out. My dogs have pooped and peed on the carpet, and a cat has pooped on the carpet too. I have a carpet cleaner that I use, but even after a few weeks I can still smell the dog urine on the stair landing where my dog peed the last time. I also have an area of torn carpet that was ripped and needs to be repaired as well. 

I feel like replacing the hardwood in the kitchen and carpet everywhere else with strong, waterproof vinyl planking would be the best, but more expensive than replacing the carpet and leaving the hardwood in the kitchen/dining area. I won't have a lot of money after the move and don't know whether I should suck it up and install the vinyl now. Or do carpet now and replace it with vinyl down the road; or try a professional cleaner to see if the smell comes out? And just repair the torn part?

I was going to allow a pet dog in the rental, so didn't really want to replace the carpet. I'm sure any dog would probably pee where mine did even if I did get it cleaned, or maybe just start the pattern all over on their own!

Any advice or recommendations on who I could hire to do the flooring if I replace it?

Hi @Jeff F.,

I just learned something new with the "@". Cool. Good to learn new things. Thanks so much for getting in touch and giving me some good info. I will look for the Cheyenne meet up and get to one of those meetings. 

I am scared to have 2 mortgages, but know I have to do something to change my life. So I am selling off my stuff so I don't have to move a lot of junk that I don't even really use, so that when I move next time it will be easy.

Looking forward to meeting you at a meet up. Am intrigued with the whole multifamily investments

Hello Cheyenne Investors!! I'm excited to know there are people in Wyoming, especially in Cheyenne where I live, that are doing what I hope to achieve one day. I am closing on my second home at the end of May and will live there while renting out my Saddle Ridge townhome and hopefully repeat this in a year. I am happy to know that I can talk about my plans without feeling like I am an idiot, as the people that I work with probably think I'm off my rocker for doing this.

I would love to know the name of the CPA that is mentioned here. I'm trying to get that "team" together! I love reading BP and know I have a lot to learn.

I'm also impressed with people who buy multifamily. That seems so out of reach to me.  Love learning from you all and am trying to figure out how to make meet ups. I feel like I'm always at work.
