As Sunday will be my first night living on the North Shore, I would like to attend. I'm moving from The Boroughs this weekend and looking forward to a market that is a little more consistent than the Worcester market!

If you are doing a rehab that is under $200,000 and have flipping experience there is a good chance you could do it with a HML with that much cash. If it's higher than 200K for purchase and rehab, you'll need a buddy for sure.

Even if you had great credit and 40k in cash, HMLs tend to be hesitant to loan to someone without flipping experience. 

What area in MA are you hoping to work in? In Worcester county, Western MA, and maybe Bristol you might be able to do it alone...Essex, Middlesex, Norfolk, Suffolk, need help most likely.

Yay Katey, you made it! Welcome to BP. Peruse it, use it, love it...it's a great community of REI. Much of my education was received from members here and podcasts from here.

I'll see you at some REIA meetings soon, I assume. Black Diamond will be in Waltham in September and Worcester again in October.

Welcome, Alex. I am from Northborough and also a rehabber. I am moving to the North Shore area in October. My wifes job moved to Danvers and it's a 2 hour commute each way currently. 

So, I will soon be in the area. We are looking at a home in Groveland now. 

It sounds like you have no problem being creative in real estate, Alex. To me, that is a huge asset. Many will tell you to specialize, but many more will tell you to learn as much about everything as possible, because there will always be more opportunities available. Also, a master team of trusted associates (especially lawyers, CPAs, realtors, investors, etc) is key. You know, for the things you don't know...

Maybe we can soon sit down and talk shop. Cheers!

As far as I know, that is misinformation. Wholesaling is legal in MA without being a broker. At closing, they just call it a commission. I have heard that legislation may change in many states for wholesalers, but I don't believe that's accurate about MA.
