You would have to pay the taxes, at which time the town would give you a tax deed. They would notify owner, and have six months to pay back your principle at 16% interest. If it is not redeemed, the house goes to sheriff sale. You can bid for the property at the sale or wait for another investor to buy it and you would be paid back from the proceeds. Short of getting her to sign a P&S, there's not an easy way here in MA.

Hey all,

I'm curious if any wholesalers, birddoggers, or anyone else uses an Affidavit of Interest or something similar before presenting a property to possible partners, buyers, etc.?

I believe most people are honest, but enough aren't to make it worthwhile to better protect myself during the transactions process. I've heard of wholesalers getting cut out, and I'm curious what the typical recourse is? Small claims?

Another mention: I have a box of 100 corrugated bandit signs that I will be hanging around Haverhill, MA and Lynn, MA shopping areas tonight around 2 AM. On them, is an 800 number that forwards voice mails to an email. 

It is my first attempt at using those. Hopefully they will bring more deals. I also have a friend who gives me regular absentee owner info from the MLS so I can market out of state investors who have properties here.

Thanks, @Hattie Dizmond. I meant to mention before that the deal I spoke of is indeed off-market, it just so happens the wholesaler who is trying to assign it is also an agent and wants his cake and eat it too, by a commitment of exclusive right to sell. He's not wrong, the DOM of these condos are generally single digits. :-)
