The alphabet streets are really rough neighborhoods between 25th street and US. 1. I'm sure cap rates are good for rentals and especially if you are interested in Section 8, however crime is very high.

I can see they may be a good investment if they are bought for next to nothing, but I have no idea how to maintain them.

Not that getting a RE attorney on your side is a bad idea by any stretch, but there are many very experienced and knowledgeable investors that may be able to answer your questions...Then just check their facts. Just a thought.

@Robert Andrade Fall River, Attleboro, Brockton, and those areas are great for cap rates for rental investors and there are many on here from there. 

We also have many from South shore that do a lot of fix and flips. I think you can search by zip code and do a radius but it's been awhile since I did that.

Either way, there are many members from those areas, even the cape.
