This is a no brainer when you compare costs. It costs me almost $140 a year to file the annual report on my LLC. The 1 million dollar umbrella liability policy can be found for under $190 a year. The LLC does not include a duty to defend you if you get sued. A liability policy does and that duty to defend is applied more liberally than their duty to pay claims. And if you do get sued, between going after your nonliquid assets or going after an insurance policy an attorney will always pick going after an insurance policy. Much easier.

Yep.  Craig Lowther is my dad's attorney in Springfield, MO.  Not cheap per hour but he can tell you in 15 minutes what would take other people hours to say or would take you thousands to learn the hard way.

Oh wait, my mistake.  The WHO just announced today they are working with Lady Gaga to combat coronavirus.  I underestimated how credible they were in this fight.

Intellectual honesty requires you to note what the World Health Organization was telling everyone in that timeline.  Going forward we now have to question the credibility of information received from the WHO.

It's an issue for people with underlying health issues.  The problem is I've heard a stat that the total number of people with underlying health issues is about 100 million.  I'm no expert though.  I just defer to my friend who's an ER trauma surgeon.  His feelings on it are, and I quote, "We're all f---ed."  Granted his job puts him knee deep in a medical hellscape right now.

I hope not.  I'm not in the mood to do 5k-12k houses in Indiana again, lol.  We got through the subprime crisis.  Just stay healthy and we'll get through this too.

First thing first is survey.

From his original post:  " he is scaring off potential tenants."

This is why online legal advice from non attorneys is worthless.  If that statement in his original post is true, he's got more than one issue here and possibly something needs to happen before the survey.  I don't think he's picked up yet that I'm really trying to help him out on something here beyond just real estate and into tort law.  He really needs a lawyer for that.
