Except Robert Kiyosaki was talking about this for over 23 years and many downturns, including the subprime crisis, have proved him right on it.  You're just in an up market cycle. True investments work in both up markets and down markets.

That sounds like Manatee.  They know they make money getting people to the beach to visit.  Sarasota makes money getting them to move there and die of old age.

What's it like in Anna Maria?  I suspect once you get out of Sarasota county and into Manatee it will be a lot easier to do business.  Frankly I've been thinking of a 50 dollar a month closet/office there just to relocate my business out of Hillsborough.

Frankly, it's hurricane season and the market's still high right now.  First of all wait so you don't but something and are closing in the path of an oncoming hurricane.  Also wait to see if we have a landfall somewhere then look for post-hurricane deals in the disaster zone.  Sometimes people have had too much emotionally to deal with and want out or they have to sell one to cover the high deductibles for hurricane repairs on the others.  Just watch out for condos and HOAs with underfunded reserves.

Given to me free I would recognize first that this is a windfall.  It is not the result of anything I did or any skill I had.  It goes right away into a very basic low to no risk interest bearing account.  Maybe even a 401k to shield it.  Then I play with investing the interest.  Never touch the principle.  Don't fool yourself into thinking you rubbed 2 brain cells together to create that money and know how to recover spent principle.  You don't.  

Lets say it's generating 3-5%.  That's 30-50k a year to play with on higher risk investments.  Keep your day job, risk well, see if something hits.  You can play stocks, crypto, whatever.
