@Jonathan Boyd  As a property manager overseeing approximately 600 units here in Grand Rapids, you are not alone.  We have been seeing this since early Oct.  Some of this is seasonal, however we suspect the new developments are having an impact.  We have had to get creative with leasing our properties.  If you would like to discuss this more please reach out to me privately.  We are anxiously waiting to see how this plays out next summer, but I think it's safe to say, rent prices are going to stabilize if not drop slightly here in Grand Rapids.  I also recently sent an owners update to all our owners, after surveying 5 other large management companies.  They all reported a slow leasing season and dropping prices.  FYI.

@Nick Watkins I would be happy to review the numbers with you.  I have been involved in a few creative financing deals, and have used commercial loans.  I also may be interested in a partnership, or wholesaling for top dollar.  Investors around the country are looking to invest in Grand Rapids, and often call us for listings.    Of course I would love to discuss property management as well, if there is a need.  Let me know if I can help.

Nick, When I refinance on a BRRR strategy I do them commercially. There are no seasoning requirements, but the loan terms are not as favorable as a traditional loan. Due the the complexity of my portfolio commercial is the route to go for me. Unfortunately I can't give you advice on a traditional loan. I am surprised by the year long requirement though. I have heard investors refinancing after as little as 3 months to 6 months. I will check around.
