Nathan, great post and great job hanging in there.  I regret selling most properties (unless I purchased it to flip it) so I am glad to hear you held the property.  I don't think you will regret that.  The challenge is finding the next deal in this crazy market.  I would love to connect if interested.  I would be open to a partnership if someone brought me a deal.
