Working for a property Management would be fantastic if you are looking to learn more about investing, how to manage rentals, meet other investors, etc.  Title Work also allows you to meet a lot of people in the industry.  What brokerage are you working with?  Some add more value to new agents than others, so this can be a very important decision as well.  A degree isn't needed for investing ;)

@Isaac Nikoro Did you end up finding anything to pursue?  I am happy to meet if you want to discuss investing. 

I echo some of the other's suggestions.  Start small, house hacking is fantastic if you're willing to share walls with a tenant.  Regardless jump in, and don't give up.  Set your goals, and when something comes across your desk that achieves those, don't wait.  Don't question yourself.  Do it!

Do what you are doing! NETWORKING  The more people in your circles that know you're a buyer, the more opportunity you will have.  Obviously, connect with as many wholesalers as possible.  I would also contact all the local PM companies in your area and see if they have any investors selling. They are a great resource for off-market deals, especially if you allow them to keep management.  Buying them lunch goes a long way and keeps your name at the top of their minds.

@Kyler KieftFirst check out the RPOA.  Consider joining if you are going to self-manage the property.  They offer tremendous value to the self-managing landlord.  I am on the board and am actively involved.
