The iPhone, app, I see the red circle, with a number inside, tells me how many new notifications I have.  But what am I being notified of?  Nothing takes me to those specific notifications.  Rendering the notifications useless. 

I just get the screen: Continue to Forums, Read the Blog, Listen to the Podcast.   Where do I go to see the new stuff, implied  by the new notifications red dot?

Need more detailed tutorial on how to use the site, specifically how to search.  Improve search capabilities.

For estimation purposes,  ball park, what does a landlord policy cost?

$300k SFR

$500K - $1M Liability, high deductible. no pool, no trampoline,  tenant occupied

This has probably been asked and answered a bunch of times. I tried searching, but I get a bunch of unrelated results because I don't know how to search effectively.  Seems like a sticky is needed for this. 

Is there a tutorial on how to search effectively?   I'd like to only search within a particular forum, is this possible?

I haven't been able to find it....... by searching..... the irony....

Look for someone with a good track record of success, a decent number of deals under their belt.  They should have a deal to offer that you are interested in, you like the asset, the location, condition and terms of the deal.  I'd recommend Wayne Snell (Platinum Ventures), Jay Tenenbaum (AZP Capital) and Adams Adams (AJA Realty Investments), among others.

A performing note is only worth it's value if the borrower makes the payments, regularly as agreed.  So when evaluating a performing note you need to asses the likelihood that they will keep paying as they have been.  Credit report can give you some insight.  How long have they lived there?  If a long time, they are less likely to want to move, emotional equity.  Did they make a sizable down payment?  They are less likely to walk if they have equity in the deal, skin in the game.

If they default, the property is your safety net.  How much is it worth?  where is it located? can it easily be converted to cash? 

Is there a clear chain of title proving that you have a right to foreclose if you need to?  This is where a title report (O&E) come in handy.  

If you decide to sell the note later, is it structured in a way that will be attractive to another investor?

Hi Kellis,

Typically JV partnerships are used when working out Non-performing notes. The active partner has the knowledge of how to do all the work, and you the passive partner provide the funding.

With a performing note there isn't any active role required.  You just buy the note and collect the payments.  You may want to seek some advice on what to look for when buying a performing note, but you don't need a partnership to do that.
