Location: judicial or non-judicial state? Affects how long it takes and cost to foreclose.  Location, is it in the middle of nowhere?  Will you be able to find a handy man to fix it up?  Will you be able to sell it or rent it in a town of 5000 people?

Have they been paying their property taxes?  Indicates if they want to stay or not?  How much are their principal and interest payments vs. prevailing rents in the area?  Is it cheaper for them to keep paying, or rent somewhere else?

@Joseph M. Gail gave a good response. I usually determine my bid price based on a model ROI of 20-25%. This is based on projected costs using info gathered in the due diligence phase. Of course real life can often throw curve balls and costs can be higher, or lower, than predicted which will affect the final profits (or losses).

Note investments, cash flow, better returns than rentals without the hassles of tenants and property maintenance. Works great for IRA investors as well.

Thanks Not sure you understand my question though. Within a particular forum group, I want to search on a particular word or phase and have is return all the discussions that contain that word from only that forum. I see the menu in the app, but there is no search option anywhere that I can see. On the main site it searches all forum groups and returns a bunch of discussions that have nothing to do with what I'm looking for. Thanks
