Hey Ross,

 So a land Surveyor will come out and Mark the corners of a property. They are typically only used in boundary disputes, like if your neighbor builds his shed, and you think he built it on your property. They usually work for private companies and a google search should pull up plenty to choose from. They are very different than a home inspector, who will go through all structures on the property and notify you if you will need to repair things like, the foundation, replace the roof, or if there is an outdated electrical system, among countless other things you will want to know about. Hey Eddie,

Have you considered finding a duplex, and using it as a house hack. If you intend to live in the property, a FHA loan would be the perfect way to get into a rental with a low down payment. Good Luck!

I have run into similar issues in the past for unpermitted work, my issue was more of finished space and a garage converted into a bedroom. Alot depends on the the city you're in, and almost as importantly the building inspector that comes out. Some are more strict than others, and the main concern is that all of the work done, was done to code. Some Inspectors will sign off on site, and others will make you remove enough drywall to check framing, electric, and plumbing. And anything not up to code will have to be brought up to code at that point. Is this a single family, or multi-family?

So We started down this road to Real Estate Investing, 2 year ago. And after buying our first, permanent "home base" house and starting our own business, my wife, Abbie and I are ready to jump in feet first! We have the appointment set up with the potential core group, and we're narrowing the markets down. It's such a nerve wracking thing, getting out of your comfort zone. I'm pretty curious,  who else out there feels like they're just now getting traction and would anyone like to form a Master Mind Group?

@Padric Lynch good luck on your plan brother, wish i could add more than that now but i wouldn't know where to start. I do have a couple contacts that i can reach out to this week and share your plan. I'll reply back on this thread if i find anything out.

From what they say, you're never ready, you just have to take the leap. We we actually about to buy in Maryland, NY last year but the deal team a ground, but i did gleam a little insight from that ordeal. If it's on a well do a full water test, if it was built by the seller scrutinize everything, and a title search can save you alot off heartache.

Oh and oh a side note one of the best home inspectors I've ever had the pleasure of working with, i met through that deal. If you're looking for a reputable home inspector i can send you his contact info.

@Evan Jones thanks alot I've always found it difficult to stay on task if i finish one goal and don't the next one lined up, this is the first ive heard of that planner im gonna go check it out right now.
