You are thinking right to look outside Calif.  There are always several good growth markets at any given time. The key is to get in early and not too late. I can elaborate more - DM me.

I have a very easy and quick answer to your question and it's a no-brainer.

Don't buy rentals in California.

I was the doer - and my wife was scared. The way I did it is I built up total confidence through first education and second entrepreneurship.  She finally agreed that it could work. 

Now she's starting her own Interior Design business and has become entrepreneurial. Which is not easy for possible for many people (like your husband).

Once you really know what to do, the risk level drastically reduces. That is their fear, that this won't work. He could get fired from his W-2 at any time, that's a risk too.

Go for it. But know the business.  Do you go to Real Estate Investment Meetups? Come to Pasadena to mine!  Do it!

Start looking for someone near you that you trust and you can partner with on a deal. Pool your resources (your $100k with what they can contribute). But I'd suggest you definitely partner with an experienced investor. Maybe they bring the experience and provide the funds.

I don't like any of your options based on I think you are too new to investing in real estate to take on any of those.

The question should not be "is 150-300 a good cash flow". What you want to ask is what is a good ROI or better yet, your Cash on Cash Return.

I know someone who has $3000 per month cash flow. Is that a good cash flow? Their CoC Return is 1.4% as they put a ton of money in (all cash) and this is what they make on return.

That is not good. They'd be much better off being a Hard Money Lender and make 5 times that (and every repair to their "investment house" is paid by them...

So, if you put $10k down on a property and make $150/month net cash flow your Coc Return (annualized) is 18% which is Very Good.

If you followed that and understand it then keep looking for a deal. If not, then you are not ready and you need more education/mentoring.
