Hi, BP!

It's awesome to be apart of a community with so many people that share my two passions: real estate and financial freedom.

But I've had something on my mind. My goal is to make enough selling real estate, that I can flip real estate full time in my home state of South Florida.

I've always been one to believe in the impossible and having no limits in life, I'm just curious to know, during a market like today, for the full time flippers, how many homes do you flip per year and what's your net profit per flip after all expenses?

My goal is 100 homes per year. I know this will take time to reach this level of success, but I plan on enjoying the journey.

@Jessie Huffey, the project that netted you $130k, was it a high-end home? What was the length of the project between purchase date and the date it sold?

Hi, BP!

I'm getting into a career as a realtor, and was wondering, does the real estate market crashing effect those who flip for a living?

I'd assume business is better during a down market, because many people are forced to sell their homes at a cheaper price.

The only investor I can imagine being effected are the ones that rely on bank loans for their flips, because banks don't trust too many real estate investors in a down market.

In most markets, $1M is the magic number for "luxury". However, I was born and raised in South Florida, and I learned quickly $1M for a home on Palm Beach will only get you a 2 bedroom apartment, with at most 1,500 sq ft.

My goal is to develop multi-million-dollar projects in LA.
