Hi.

I'm scanning online at all these CRM programs and softwares, and I'm curious to know if they are a "must".

Is there another type of peogram out there that can track all your clients names, contact info, what they're seeking, and a scheduled calendar?

Of course, all this would be nice in a simple format with a nice design. 

Please let me know how you can manage to stay on top of your real estate business while managing all your clients, meetings, listing appointments, showings, and open houses.

I really like the design and options for LionDesk. I really like how it shows how many homes you have in escrow and your potential commission for the deals.

@Gustavo Munoz Castro, the community I'll be selling in a mixture of younger demographic and mid-age.

Great school systems, average home sells for $430k, and verh family oriented.

@Ryan Kraft, yes. I'm speaking from a realtor's perspective. I'll speak with my broker regarding marketing with vendors.

Collaborating with lenders, contractors and other vendors has been on my mind. As well as divorce attorney's.

When it comes to working with them, how does the business plan work?

I was thinking about throwing 10% of my commission check to the person that gave me a lead. A $700 check just to hand someone by business card seems very reasonable.

Door hangers have also been a thought on my mind. In 'Millionaire Real Estate Agent' by Gary Keller, he discusses marketing to a farm area at least twice per month. This way, you stay on their mind.

For me to supply door hangers to all 545 homes, twice per month, would cost me only around $250/month.

A great investment indeed. I'll have to see how the community responds to this approach.

Hello.

I'm curious to know how agents here on BP started their careers. What form of marketing did you start doing?

How much did you spend and how productive was it?

I'm targeting a community with 545 townhomes that range in price from $350k - $600k. I can market to the entire community twice per month for around $600.

I'm curious to know how other agents market, and the cost.

Hello,

I often enjoy reading about real estate investment stories, and I have a question.

If someone is pre-approved by the bank, for lets say $500,000. 

Will the lender/bank allow you to purchase, lets say, two homes priced at $250k/each for properties you intend to rent out?

Because a $500,000 home at 4% would be a monthly payment of around $2,300 (after 20% down)

In my hometown, a $250k home will rent out between $1,700 - $2,200.

If you purchased two homes and rented them out for $2,200, that's $4,400, which means you're pocketing around $2,100/month after the mortgage (assuming no HOA, etc)

I'm just curious if lenders will let you own several homes with the money you qualify for.

Hi.

When it comes to to working with lenders, mortgage brokers, or any other potential partner, I would do a deal like this:

You give the lender a bunch of your cards, and every commission check you make from a referral from the lender, you give him/her a % of the check.
