Do you guys know any rent by the room property managers that would service Georgetown? Also, any duplexes, triplexes, or quadplexes up for sale?

I'd either ask the seller to hold the note and make sure they say no. Alternatively, you could raise 75,000 in private money and pay on that monthly. Giving it back to them at the refinance or sale of the property + interest

Hi guys,


If there are two people on the loan for the FHA loan, or Conventional 97 loan, do they both have to live in the property, or does only one of them have to live in the property for the loan to go through? A scenario would be Two people buying a home in Texas, both of them being on the same loan. One works and lives in New York, but the other stays in the home in Texas. Could this work out?

It’s a viable idea for sure. I will say the market is really hot in Austin right now, so it’ll be hard to cash flow unless you buy off market. 

You might just wait until 2022 and try to house hack something with an FHA loan. Of course, the market could stay this hot and the FHA loan would be obsolete because it'd be hard to compete.

I'd recommend getting your RE license so that you can get paid while you learn. Be an investors agent and focus on REO stuff. Let's make sure to chat more. Also just for reference, I am about to graduate college in May and recently got my license. You can get your license while in college and start doing business right away. I just like it because it helps you get paid. Working for a property manager would work too, but why be broke? You can still network with property managers as an agent too! Also, you probably want to get into commercial or large multi family long term anyway.

You can flip houses without using any of your own money. Just use a hard money lender and account for fees in your modeling. Have you read the book on flipping houses or the one on investing in RE with little or no money Down? Another thing to do would be generate a lot of income with your RE license and invest it in your flipping business! Let’s chat more. PM me
