@Mitchlyn D.     what company do you use for running your background checks? 

is there a good one stop shop that can run credit, criminal, and rental history?

@Mitchlyn D., conflicting info on which type of bank account I can open and how to. 

first i'm told I can open a sole proprietorship without an ein or filing other forms with the irs, then change it later by just maintaining a certain balance in the bank account, and what specific type of accounts (checking, savings) I can open.

@Mitchlyn D., I keep recieving conflicting info about this from everyone, including bank employees! 

I don't think I need an llc just yet since I will have only one property, it won't really be cash flowing while i live in it. 

Im thinking a sole proprietorship, but how to start and what all I need to do that is where I keep getting conflicting info!

We have just over 10 doors and those are the ways in which we collect our rent.  I haven't had any real issues except 1 time with Cash app but I believe the tenant paid and then refunded back the payment and blamed it on Cash app.  


 OK, all of this is good simple advice, and I appreciate all of it. 

So, what do you guys recommend as far as bank accounts for the first live in property? 

just continue using your personal accounts to start, a sole proprietorship checking account or another simple, cheap, and simialar entity? 

what will be the difference between using my personal accounts or setting up a simple one such as a sole proprietorship checking account?

Hi guys, what/how would you guys reccomend as a way to collect rent payments on your first property that you will be house hacking? 

Staying somewhat anonymous or automated seems ideal but literally collecting a paper check seems archaic and outdated. 

Is it economical to use a collection agency such as appfolio or another similar one?

There's a fear factor to all this but long story short you have homework to do. Get ready financially $$$ and emotionally because you don't know how the tenant(s) is going to react to the new situation (aka you/lease/increased rent). This is a business and people don't get free rides. It's difficult for most people to accept so plan for a worse case scenario. Like @Drew Sygit mentioned I'd speak with an attorney to increase your leverage. Doesn't hurt to have professionals backing you up. 

This is why house hacking is one of the best ways to jump into REI. You're basically forced to learn everything in year one. With my first property I had the luxury to do it with family so it was 50% easier, but even that came with challenges.


 Lots of chance to ruin what you thought was going to be a sales pitch eehhh!?? 

not looking for a property manager in Indiana to give me some very basic and general knowledge I already have.

This is what you're basically doing right now in real estate.

You may want to revisit whatever investment plan you have as it's obviously lacking key parts.

Hire a local real estate attorney to assist you with this and avoid a potentially costly lawsuit.

Since I am a rookie, I am in the learning everything phase. 

Where is the best place to start on researching laws specific to an area? 

county or city level? state? 

no contract yet, still just an offer, but sounds like I might have it.

Hi all, I have a pending offer on a duplex in an A neighborhood area with good rents, that I will be house hacking. 

There is a long term tenant since 2006 who is now month to month and pays well under market rate. 


What are my options on increasing the rent/removing tenant that are within the bounds of law? 

Do I have the option to create a brand new lease on my own or do I have to use the old one? 

Is there anyone in the KC area that can reccomend a good landlord lawyer?

@Joshua Messinger , yes, the interior is outdated. 

these are 2 bedroom units, one side is vacant, the other has a long term tenant that wants to stay and is paying $600, comps are between $700-900. 

I have been looking for a place to house hack and this place has one vacant unit. 

I estimated my mortgage would be around $900, probably less than that. 

I would be saving an incredible amount of money from my dayjob. I am a union carpenter.
