Hi @Justin Wharton. Welcome! Start by joining MIG - https://www.memphisinvestorsgroup.com/. The group meets once a month for a large meeting. Also, there's a group of us that meets at the Butcher Shop on Germantown Pkwy every Friday for lunch (burger Friday deal). Also, we meet at Incredible Pizza for lunch on Sundays. They are very informal. Just show up, eat, and meet people. You'll hear some great stories. There's a few other events that go on throughout the city but this will get you started.

Thanks @Sean Tagge. To piggy-back off this I've added some charts of Shelby county and Memphis. Numbers may vary slightly because of where the data may come from, regardless it tells the same story.  The greater Memphis area is a great place to own Real Estate.

Hi @Andrew Joseph,

Come to a MIG meeting or find somebody locally to attend. You don't need to wait for the monthly meeting. The group meets for lunch at the Butcher Shop on Germantown Pkwy every Friday and then again for lunch at Incredible Pizza every Sunday. Great snippets of info at each lunch. You will hear some of the best stories and will think differently about the areas. Its all about what fits you and your investment needs.

Hi Lester,

Sorry for the late response. At large, @Derrick Craig is right about Memphis being a buy and hold play. That said, there are still some appreciation plays in the area, but you need to make a ton of offers and be patient. Those areas are Collierville, Germantown and a few others. That said, they are going to be much more expensive, but I know some investors doing well in those areas.
