I have some properties for sale in Memphis (house to rehab and vacant lots) and as the asking price is relatively low, I’ve been trying to sell them by my own (for sale by owner). I notice that comes more wholesalers then investors interested on them. They sign up contract and simply disappear! Don’t know if it is normal but it is so unethical! What are the best channels to find investors?

Now I’m using apps such as offer up, let it go, Craig’s list, Zillow, social media

I have some more questions:

Why investors use wholesalers?

Should I have a real estate agent investor friendly doing this job?
