Hi, I'm looking at a HUD home DUPLEX that needs alot of work. Realtor says that it must be a cash deal. I don't have all the cash they want, so are my only options a private lender? Would they consider a Hard Money lender as a cash deal? Have any of you purchased a HUD Duplex other than cash?

Congratulations Nick!  Wow....I wish I had determination when I was your age!  Keep yourself educated.  Learn as much as you an and it sounds like the house hacking is a great way to get ahead to buy your next property.  Don't ever give up, just keep pushing forward!

Hi,

Thanks for the helpful information!  I have decided to bid higher than the asking price and I'm really comfortable with my numbers.  I have a max offer in mind and I will stand my ground with all the excitement that could happen. Alexis, there is a lawyer handling this short sale, would I need a lawyer as well, or just my realtor?  I guess in the end, I just need to be comfortable with my offer and the amount of profit.

Hi, I am about to put an offer on a house on the MLS for $80k and about $50-60 Rehab with an ARV of $279. There is alot of play and I will need to meet the asking price in my market if not more. But sense there is so much play, how much do I offer? Any insight would be appreciated!
