Post: For or against fridges with water and ice makers?

We have a mix in our units. Our high end units that we charge a premium for have ice makers and water dispenser. So far we've only had one issue with a water leak and the was in the basement. It was caused by a kid and it ruin some of their belongings. It was an easy fix and no other issues since.

As for the filter replacements, we do that. Why? Simple, it's part of our yearly inspection of each unit. We usually do this between Aug & Oct. Than between Feb & April we replace the batteries in the keyless locks. This gives of access to the units twice a year to ensure they are being kept in good condition.

The one thing we do not have in any of our units is a garbage disposal! Now you want to talking about headache, they will give you lots of headaches.

First off your reply was totally uncalled for!! Secondly, I was raised by my grandparents so I have a soft spot for seniors.

But at the end of the day I have a mortgage to pay and rent has to go up. I'd raise then to $400 and tell them to start looking for a service to help them pay there rent. I'd give them 3 months to figure it out. If they had no luck, I would have to give them a 60 day non-renewal notice.
But if you care so much about not evicting them, you could pay the difference.

We use myrental.com and we are able to require documents to be uploaded to the site. Pay Stubs, Drivers License, SS Card and so on. Than all you have to do is download everything to a folder for that tenant.

What is the eviction for? Non payment of rent or something else?

If non payment of rent, you must provide the tenant with a 10 day notice that you will file for eviction if rent is not paid. Below is the link to the form that you must use. But like others have said, I'd get a lawyer to deal with this. Good luck!

It doesn't cost the landlord, all fees are paid by the either the tenant or the prospective tenant. The cost is as low as $20 per pet profile. If the tenant has an actual "Service Dog (animal)" they pay nothing.

"I don't think we can "require" that tenants go through them? " Really people?! You are operating a business and you don't know what you can legally do or not do? Either get a property manager to take over, hire a lawyer or get an education.

It literally took me less than 5 minutes to search the KS Attorney General website for any law saying you can't do this. Guess what? There is no law that say you can't. Just for good measure, I called the Kansas legal service, pretended to be a tenant that was being discriminated against. I had an ESA letter and the LL refused it and said I had to use petscreening.com. Guess what? The landlord can do this.

@Mila F. @Matt Devincenzo Matt is 100% right, they went online to some website to get a fake letter. Because there is no such thing as "Registering" an ESA animal! I also second Matt suggestion, you should signup for petscreening.com and let them sort this out.

As others have said, get a lawyer! We never dealt with section 8 but we do know that, to evict a section 8 tenant can be difficult! Good luck!

Thank you Tim for your advice. Another quick question, if I send out a Certified mail, does the count down of 30 day notice start the day after I sent the mail?

I strongly suggest that you allow a 2 or 3 days for the mail to be delivered. If you have to go before a judge, you want to look like you gave them ever opportunity to be properly notified.

Check out Rmail - it allows you to track email and it can be used in court. We use it along with text and USPS.

You'll need to check your local laws, but in general. You need to give notice of lease violation and 30 days to vacate. If they don't leave at the end of the 30 days is when you can file for eviction. Good luck!

MD laws have changed, you must give 90 days notice on a yearly lease and 60 day notice on month to month lease. Since you are in a year lease, you must give 90 day notice of non-renewal. I'd send this notice by, certified mail, email and text. Because it sounds like this is a special tenant. Good luck!
