Welcome to the site @Kahanu Noa

Have you looked into vacation rentals? In the area in which you live, it seems like a no-brainer. I've never been on the big island myself, but when I have visited Oahu and Kauai'i we've always stayed in vacation rentals and have always had great experiences. The market is very strong in those areas.  I know the upfront cost would be a big hurdle, but the return could be very great.  Just something to think about.

Welcome to the site Justin. Yes, we are in a competitive market, but there are still deals for those willing to work. I'm determined to make it happen for myself, and wish the best for you too. If you'd ever like to bounce some ideas off each other, hit me up.
One of the best things I've done in the last few months was turning off the notifications for emails. Now I check email on my own time. So much simpler. I know that doesn't answer your question, but this thread reminded me of that.

Welcome to the site!
Guys, let's make sure we put all these praises into iTunes reviews as well, so they can get even more exposure. Keep up the good work, Brandon and Josh. Or should it be Josh and Brandon? Hmmm...

I feel your pain. Even the REOs here are way overpriced. There are definitely deals out there, but as a new investor it's tough to know how to recognize that diamond in the rough.

North/Central Florida on the east coast and the west coast of Florida would be the best bang for your buck.  For me, the further south I go along the east coast, the more claustrophobic I get.  I'm just not a big fan of battling traffic to get around, and that's all you see from Ft. Lauderdale down.

Best of luck in your decision!

@Jeff Kushner  Welcome to the site, and the neighborhood.  I'm sure you'll find lots of info and great connections here.

If you haven't already done so, make sure you set up keyword alerts so you can be notified whenever people talk about the towns/cities that you're interested in (that's how I was brought here).

See you around!
