John Casmon , since these were my first two deals, almost every part of this was a learning experience. But I learned that having active, constant communication with the other side of the deal is so important, especially for the purchase. I'm not saying I would hound the other agent every day, but I would typically call each Monday morning just to check in and make sure we are still proceeding as scheduled. This helped in making sure we closed on time. Aside from that, I realized how important it is to have a good team on your side. I already had a mortgage broker that I used before, but having a good inspector, appraiser, etc. is definitely recommended in order to portray yourself as a valuable asset to your client. I'm still working on this.
The rental was much easier, even though we got into a multiple offer situation despite the unit only being on the market 1 day (it was a great deal). I like to think I pleaded the case for my client very well, and that's what got us the nod over the other offer. But who knows? Maybe I just got lucky.
