I buy the gallon and a half jug of home defense at home depot. I sprayed the perimeter of my house and anywhere on the inside of the house where I see ants.  Make sure you turn off the power if you spray beehind any switch plates or outlet covers. You may have to do this weekly until you get them under control and then just once a month. It works good on anything from sugar ants to carpenter ants.

Stick with your offer, the other guy with the higher offer may go away when he finds out how slim this deal is.I would self-manage this property although I can't tell how busy you are because when I viewed your profile you haven't posted it yet. Since the property is in great shape and the renters are taking good care of it it won't require much of your time. That will increase your cash flow to 145 per month.

Hey Drew.   You need to remove the vinyl siding, remove the window, remove and replace any rotted wood. Buy 6 inch by 75 foot window tape @ Home depot for $24. Wrap window opening with tape on top of house wrap. Caulk around opening, install window, install siding. If you don't feel confidant doing this yourself a good handy man might charge 50- 75 per window. Your bid of 1200 sounds high but I don't know how many windows you have.

Now that your one bedroom turned into a two bedroom, not only does the price go up, the voucher may not apply, being that its only for a one bedroom.

I have an 1120 sf rental in south tacoma that I am getting 1150 per month. It has very nice finishes inside and out and has two baths. Its in a B neighborhood. If they are done nice I think you can get a dollar a square foot up to 1200 square feet provided the neighborhood isn't too bad. I think your price point leaves no room for renovation. I haven't rented to military but I hear they are accountable to the commander if they get behind on rent.
