Joe I'm glad you were able to offload that single family home. I'm sure even at a loss it is better invested somewhere else. We are earning eight percent in Tacoma.

My grandfather lived in a rent controlled apartment in Brooklyn. He was content to live there for decades till he died. Socialism takes away a person's drive.

I would like to be in the passive category. Originate notes on paid off property and sit back and collect the payments. However if the investors who I sell to, pay late, let their insurance lapse and pay their taxes late it becomes more active than I wanted. And their excuses, which are many, never included the truth that their systems are broken.

I used Cascade windows for my Tacoma rental. I got three bids and they were the lowest by quit a bit. Make sure you compare u factors. The lower the u factor the more insulated it is.

I had a 1100 sf rental in Tacoma. It had no ductwork so I bought a ductless mini split from the Heat pump store in Portland Oregon. They send out a salesman to determine what you need. Then the unit is delivered and you or someone you hire installs it. Than they send out a technician to flare and vac the line set. Very affordable to buy and very efficient to run.

I find it hard to believe a property that's been vacant in Gary In. is valued at 50k. Proceed with caution.

Our vacation rental is our primary residence in Canton Mississippi. We go to Washington state for the summers and put our home on Airbnb. I didn't think anyone would want to come to Mississippi in the summer. However people come for family reunions or they need a place to stay till they close on a house during a relocation. Sometimes they are traveling I-55 and would rather stay in our home than in a motel. Last summer we had to bikers from Germany stay with us while touring the US on their BMWs. Having a reliable host to turn it for you is key.

I built a house in Canton Mississippi in 2017 and Capital pest control did my soil pretreat. They come out and treat the ground before you pour your slab and then they come back in one year to treat the perimeter. Total cost about $300. So to me your pest control sounds high but your contractors repair cost seems low. If the termites are in a small area studs and drywall are cheap. However if they are widespread it could get expensive. Of course in that case you could always ask for concessions.
