So I also am curious having recently watched a video with Tim Mai of RA and He was speaking of lists containing cross referenced filters. Has anyone used this yet ?

You might try going to a couple REI meet-ups in your area. Networking is very important to any business. In real estate it seems it's even more so. Make contacts , find people in all aspects of the trade. Including title company reps. just looking to work with anyone stirring it up so to speak. You should be able to make a connection with a title company rep. that will either do searches for you or let you have access to their company site.

No " new members " is not any part of my keywords. In fact I tried to use new members as excluded words. Didn't work. I keep getting " New Members lntroduction alerts. Doesn't seem to be able to stop it

I've tried to stop new member alerts to my keywords settings. Nothing seems to work. Please help me be able to stop them.

Is the 700k-800k full retail price of the original sq ft ? And would the 1.1m-1.4m make it the highest priced house in the neighborhood  ? What are the costs for a 1st floor rehab and a 2nd floor add, knowing adding a 2nd floor will all need to be designed, permitted, and at least some structural work ?

Han,

There appears to be a very good spread between the mortgage & ARV. You may be able to work a sub2 with a cash our for the seller. Cost half as much going in. And all exit strategies still open. Especially, fix & sell and wholesaling.

You might even JV with another investor. That would help spread the costs.

Phillip,

You'll want to get 3 or 4 solid, sold comps from the last 3 months, and within 1/2 mi. Also sq ft should be no more than 20 % different. 

350k sounds like a good deal. But a neighborhood sometimes will not support the price for the best house in it. 

If you don't have access to the MLS yourself, any good realtor familiar with the neighborhood should help you with that. Price per Sq ft is often a good method for determining comps.

Also, do you already have buyers for a house in that pirce range & area ?
