No matter what your exit strategy is knowing what the balance on the mortgage can prove helpful. You may be able to work a sub2 deal if you're not married to wholesaling. Either way, simply ask him "does he want all the money now or would he like more money over a bit of time"? Also you might ask him if he'll accept what he owes on it. See what he says. 

If all that goes nowhere just make the offer you think best.

Sid,

Any addition that hasn't been "permitted", should not be counted in the overall sq ft of the building. There may be a warning in the listing details referring to the add on and buyers due  diligence. In which case you'll want calculate value based on the Sq ft of the rest of the building vs recent "sold" comps  sq ft within  1/2 mi., 6 mo., and 20% sq ft of the subject prop. But most importantly you'll need to go the city permitting office. See if the add on is permitted. If not get an inspector out to see if it will or will not have to be removed.

Makes for good negotiations.

OK, you evidently have no idea the can of worms you're opening. Please search here for "Assignment Contract" or "Should Wholesaling be banned " or " Is Wholesaling  Legal ".

Please help yourself by trying to dig up some of the answers yourself.

Check online for your state approved  Purchase and Sale Agreement, as well as an Assignment of Contract for the Purchase and Sale of Real Estate. 

Try listening to the Podcasts here, all of them. Start at #1 and read all the blogs, webinars phone seminars, pick a book and read it.

Yeah Kevin. 

Not a rediculous topic at all. I am in fact most interested. Just trying to inject a bit of humor. While at the same time expecting some sensei deal finder might actually enlighten you individually by way of a PM. I'm hopeful any tidbit may be pasted on this medium. I guess it's called trolling for advantage.
