Without reading the 5 pages of replies :) I would bet most don't have enough CASH to even get through the first deal. Add to that your regular monthly bills, etc. Any business, not just real estate needs a bigger cash reserve then most people imagine.

Personally I wouldn't go head to head with him in his territory. Where I work and live we have the same thing...I went 15-45 miles out and there are deals to be had.

Take your 60k and buy 1 house free and clear for yourself. Re-invest the rent money for those 15 years...

Within Fort Wayne the neighborhood quality can vary. Do you have comps that are very close by?

Looking at closeby homes you look like your in the ballpark on price though.

I'm a Realtor in Valpo and lived in Valpo for 35 years. The concensus is correct. Valpo is pricey to play the rental market. As far as streets go, center st. and Locust have always been lower priced. The houses on center are small and one sold last year for about $110,000. Locust street runs into the campus but even "bad" streets in Valpo are not cheap.

You can keep talking to backup offers. It sounds like you need to let closing happen, if he doesn't show then move on.

Possibly in places that went up too fast and they overpaid. Vegas comes to mind as an example

get even a small job to get some income going. Anything will help.

join a local RE club. There may be people right there that will fund you or smart small banks as members
