You need to make your money work for you! You have equity now we find you the next property below intrinsic value rehab it and either flip or hold and rent. Them refi that property pull your money out and do it all over again!!!!

Try and not feel so frustrated. I completely understand your situation. What has helped me was the mind set that this is a marathon not a sprint. 

I personally wait for the exact deals that fit into my perimeters. At times it seems as if I am never going to find another deal and then bam, one pops up.  

You sound like you have doing your homework so may I ask why you are not investing in Philadelphia?

Be patient and keep networking and the deals will come

I am a realtor and property manager  in Philadelphia. I currently manage multiple units in West Philly. I love the area and it has HUGE potential for growth. Gotta love what Drexals new president is doing over there. There are many steals in Mantua right now.

I feel the same way about BP. There is so much to learn here. I love how you can find info on any REI topic. If you have a question chances are the answers are on the site.

My advice is to read the blog articles and listen to the podcasts. You will learn a ton.
