Dave,

You need to make your money work for you! You have equity now we find you the next property below intrinsic value rehab it and either flip or hold and rent. Them refi that property pull your money out and do it all over again!!!!

This is what I every day. I help investors find their next cash flowing rental or money making flip. I use the MLS, I also have a network of wholesalers who often have some really good deals.

The company I work for specializes in REI. We are a one stop shop.

We can help you indentify money making properties, run the numbers with you and help you acquire it. We can renovate some or all of the property or not. You said you were handy, so you may want to renovate. After the renovations are complete we can find renters or list it for resale. We have a full service property management company to handle all your headaches from that point forward. We can offer as little or as much of our services to you as you would like.

Mark,

Try and not feel so frustrated. I completely understand your situation. What has helped me was the mind set that this is a marathon not a sprint. 

I personally wait for the exact deals that fit into my perimeters. At times it seems as if I am never going to find another deal and then bam, one pops up.  

You sound like you have doing your homework so may I ask why you are not investing in Philadelphia?

Be patient and keep networking and the deals will come

I feel the same way about BP. There is so much to learn here. I love how you can find info on any REI topic. If you have a question chances are the answers are on the site.

My advice is to read the blog articles and listen to the podcasts. You will learn a ton.
