@Kristina Modares if you don't mind me asking what bank did you use for the loan?

@Lexi Teifke

To my understanding you cannot get a HELOC in the state of Texas unless it is homestead?

There is no HELOC for an investment property. But you can get a line of credit (LOC) or portofolio LOC or asset based LOC - you just need to find the right bank and the right person in the bank who knows about this type of product (usually a commercial banker). Don't bother to ask a residential loan officer about HELOC on a rental, they will tell you "impossible" and not even know of alternatives.

Again: You can get an LOC on your rentals by asking a commercial lender about asset based LOC or portfolio LOC. A residential loan officer doesn't know about this product. We do have one LOC secured by two rentals that we use to make cash offers on properties we rehab, lease, refinance and repeat.

Would you be willing to recommend a commercial lender that will provide a LOC without homestead exemption on a rental property?

Welcome to Austin!

I recommend touching base with @Danny Webber he is an investor that is very familiar with the the Cedar Park area who can give you some pointers and connect you with the right people. I also recommend reaching out to @Lexi Teifke for property management.

Hey Bigger pockets community.

My name is Tim and I'm from Austin, TX.

I'm a newbie looking to educate myself on the buy and hold strategy with rental properties. I have one property that use to be my primary residence and is now a rental. The property doesn't cash flow much but I do have someone paying down my mortgage.

It's about time I take some action steps and execute on a 3rd property to keep the momentum going. BP has proven to be a great source of information and has plenty of knowledgeable experts. I am looking forward to learning and eventually share my knowledge.

I would like to say thank you for all that take the time out of their day to contribute and share their words of wisdom. I look forward to hearing from you guys. Cheers and have a great day!

@Kyle Stanley

I would start by taking a look at PenFed credit Union.

@Joe Scaparra

Do you mind sharing the locked fixed rate? Also, is this for a non owner occupied Property?
