@Katherine Serrell that's what I was thinking of doing, someone was trying to tell me I can't use a fha if I've owned property within a year, which I didn't think was correct

So I thought I was ready to start looking for my first income property. I'm looking to get into a multi family, 2 or 3 unit. I currently have a single family as my main residence with a conventional loan, and have about 50k to use to try and get into a multi family. The lender that I use though told me I would have to put a minimum of 30% down. In my area 50k isn't enough to buy something reasonable. My lenders answer was to either save more, or do flips first to get more cash. Is there other lending options than a conventional loan at 30% down to purchase another property or am I stuck just raising more capital?

I'll do that too. I'm starting to look into the self directed ira and it seems like there's a lot of restrictions trying to use that as the source of cash while trying to invest. The loan idea may work better

So I changed jobs a few years back and forgot about my 401k from my old job. I have a new 401k and even more benefits. In my old account I have 30k which I was told to move into my new one. Instead of moving it into my new one I'd like to close the old account and put it towards a real estate deal. If I Taher the money out I'm basically going to get hit around 30% in fees for doing so. Is there a way for me to avoid the fees or at least some of them?

@Ishmael Johnson every police department has a non emergency number. Just Google your police department and it should come up. It'll still send you to the dispatcher but just won't come in as 911

should have mentioned that. it's 300, and its hour long sessions for only 4 classes, one class every Tuesday

I've been listening to this podcast called real estate Uncensored, the hosts are Greg McDaniel and Matt Johnson. i really enjoy the podcast and they talk about a lot of good stuff. They advertise an 8 week training seminar try do, they say in 3 months you'll have more clients with no cold calls and no for knocking. i was just curious if anyone has taken this training? i can't seem to find any reviews online. Thanks
