Penalties from closing 401k

So I changed jobs a few years back and forgot about my 401k from my old job. I have a new 401k and even more benefits. In my old account I have 30k which I was told to move into my new one. Instead of moving it into my new one I'd like to close the old account and put it towards a real estate deal. If I Taher the money out I'm basically going to get hit around 30% in fees for doing so. Is there a way for me to avoid the fees or at least some of them?

@Tim Carabine look into conversion as posted and do a loan from the 401k. Slightly different terms for loans between different accounts
